Residential Conveyancing Fees
Save in exceptional circumstances, we do not accept instructions to act in residential freehold or leasehold sales, purchases, mortgages or re-mortgages other than from our existing clients. In such exceptional circumstances our fees will be equivalent to 0.5% of the purchase or sale price or mortgage lending plus VAT and disbursements. In addition, we are not on the panel of most residential lenders and if we accept instructions where such a lender is involved, you will, in addition to our fees, VAT and disbursements, be responsible for the lender’s solicitor’s fees, VAT and disbursements.
Stages of a residential purchase
The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below are some key stages for your information:
- Taking instructions and giving initial advice
- Contacting lender's solicitors if needed
- Receiveing contract and supporting documents
- Carrying out searches
- Making any necessary enquiries of seller's solicitor
- Reporting to you on all documents and information received
- Sending final contract to you for signature
- Agreeing completion date
- Exchangeing contracts
- Arrangeing for all monies needed to be received from you
- Completeing the purchase
- Dealing with Stamp Duty Land Tax
- Dealing with application for registration at the Land Registry
Estimated disbursements for a purchase
We will advise you as to disbursements upon review of the title from the seller's solicitors. These may include:
- Stamp Duty Land Tax. This depends upon factors including the purchase price of your property. You can calculate this by using HMRC's website
- Land Registry fees – these will vary and can be found on the Land Registry website
- Searches will usually cost in the region of £300 to £500 per property.
- If you are buying a leasehold or share of freehold property, Notice of Transfer and Notice of Charge fees may be payable. The fee will be set out in the lease.
Estimated disbursements for a sale
- Fees in the region of £10 to £50 for a copy of your legal title and any leases.
- Fees in the region of £100 to £500 for a pack from your management company if you are selling a leasehold or share of freehold.
Estimated disbursements for a re-mortgage
- Land Registry fees – these will vary and can be found on the Land Registry website
- Searches will usually cost in the region of £300 to £500 per property.
- If you are mortgaging a leasehold or share of freehold property, Notice of Transfer and Notice of Charge fees may be payable. The fee will be set out in the lease.
- Fees in the region of £10 to £50 for a copy of your legal title and any leases.
- Fees in the region of £100 to £500 for a pack from your management company if you are re-mortgaging a leasehold or share of freehold.
